Do you dream of your own four walls and are you already mentally furnishing the rooms? Great, then get to work on the floor plan, so to speak. But are you really thinking about all the details? When it comes to making serious decisions about your future dream home, you should think about it carefully. That’s why in this article we give you 5 valuable tips to help you design the floor plan.
1. Adapt the floor plan to the immutable conditions
When designing the floor plan of a single-family house it is necessary to always follow the specifications that arise from the characteristics of the land and the area of your property. This is the ideal starting point for your planning because these specifications cannot be changed. Your property development plan shows you what options you have when planning your floor plan:
- Number of floors
- Firsthöhe
- Gutter height
- Roof shape
- Areas away from the property line
- Potential garage location
- And more
During planning, in addition to the characteristics of your property, you should always consider the path of the sun and the related daylight conditions: are there trees that cast shadows? How does the shadow cast change over the course of the year? Does enough natural light enter the rooms through the windows? Natural light contributes significantly to your well-being within your four walls, but you will also want to enjoy the view of greenery. Combined with the orientation of your property, you should also determine where the most important common rooms are located. Does the living room open onto the garden? And the bathroom is practically next to the bedroom? Where is the kitchen and do you want a dining room?
2. Take enough time to plan the floor plan
What applies to all decisions regarding your future home applies to the planning of the floor plan: Take your time and think about everything carefully. Once construction begins, you can’t change anything. So think long term and avoid impulsive actions.
Create a floor plan that meets your individual needs. Also make a list of things that are important to you and compare them with the floor plan. Have you organized everything correctly? Don’t hesitate to test your floor plan several times. Sometimes it helps to leave it for a while and then come back to it later and ask yourself if the floor plan meets all your wishes.
Rötzer expert advice: Especially in the case of special space concepts such as galleries or split levels, it is necessary to consult experts and carefully weigh the pros and cons.
3. Plan for the future and keep your options open
When you build your dream home, you probably want to live in it happily for as long as possible. Remember that your living space needs may change over the years. Perhaps later you will need additional space for children or would like common rooms for the family. Ensuring comfort in old age today, for example by avoiding steep stairs, creating barrier-free access to the front door and shower and equipping each floor with a bathroom.
Create more flexibility for the future by considering when designing the floor plan which individual rooms can later be combined and therefore expanded if necessary. Also keep in mind that you are there different stages of life sometimes they need more, sometimes less storage space. Therefore, provide sufficient space and design doors so that they do not take up space when open.

4. Short distances save time and nerves, especially with children
When planning the floor plan, pay attention to an advantageous layout of the rooms. If necessary, it is advisable, for example, to also make the passage between two rooms open direct line of sight between the kitchen and the dining area. When designing multiple floors, it’s important to take into consideration which rooms are on which levels. In everyday life, for example, it may be practical not to have to climb the stairs to go to the bathroom for a short time, but there is a bathroom on every floor.
Also consider how you will connect the rooms together. So-called traffic zones, i.e. corridors and corridors, can potentially consume valuable living space. The open living concepts here save money.
5. Get inspiration for floor plan planning, but don’t build blindly
It’s best to start planning your floor plan with your current living situation. What do you like about your apartment, where do you see room for improvement and what do you miss? This gives you a status quo to continue working from. Inspiration from the Internet or catalogs can also help you find what you like. Showcase homes, homes of friends and relatives or the wide variety of online platforms can provide guidance in this regard. You can also benefit from the experience and advice of the construction company of your choice.
But don’t just recreate your favorite patterns, plan individually. Only in this way can you be sure that your home truly meets all your needs.
6. Create a sketch of the desired floor plan
To organize your ideas, it can be helpful to visualize the floor plan by sketching your dream home. Hand draw and paint the rooms: You can also later enter how big the rooms should be, where the windows are located in the room and where the door is located. You can also cut out the rough outlines of your furniture and arrange them flexibly in the design. Or you use it digital applicationsto get an idea of your floor plan. This often works on a large scale too. Your sketch will also help with later planning. Professionals can use the drawing to quickly indicate what is feasible and where other solutions might be more suitable.
